Best Places to Live in the UK 2026: A Data-Driven Analysis

We ranked every postcode district in England and Wales across house prices, crime rates, school quality, broadband speeds and affordability to find the best places to live in 2026.

“Best places to live” lists are everywhere, but most rely on editorial opinion, estate agent PR, or a single data point like house prices. We took a different approach: scoring every postcode district in England and Wales across five measurable categories using official government data.

The result is a ranking that reflects what actually matters to people choosing where to live — not which area has the best restaurants or the most Instagram-worthy high street.

Our Methodology

Each postcode district was scored across five equally weighted categories, each worth 20 points:

The composite score runs from 0 to 100. We excluded postcode districts with fewer than 500 residents or insufficient data in any category.

Top 20 Postcode Districts Overall

The highest-scoring areas tend to share three characteristics: they are suburban or semi-rural, within commuting distance of a major employment centre, and have well-established school catchments.

Areas in the Home Counties, parts of the East Midlands, and suburban West Yorkshire consistently score well. This is not because they are “exciting” places — it is because they deliver strong fundamentals across every metric that affects daily quality of life.

What the Top Areas Have in Common

Low crime without isolation. The safest postcode districts are not remote villages — they are suburbs and market towns with active community infrastructure. Crime rates in the top 20 average 40% below the national figure.

School quality above 80% Good or Outstanding. Education quality is perhaps the strongest single predictor of an area’s long-term desirability. Every postcode in our top 20 has at least 80% of its schools rated Good or Outstanding by Ofsted.

Broadband speeds above 50 Mbps average. This has become a non-negotiable for hybrid workers. Areas with poor connectivity have dropped significantly in our rankings compared to five years ago.

Affordability within reach. None of the top 20 are in the cheapest 10% of the country, but none are in the most expensive 10% either. They sit in a sweet spot where house prices are achievable on professional salaries without stretching to dangerous loan-to-income ratios.

Best Places by Category

Safest Areas

The postcode districts with the lowest crime rates per 1,000 residents are concentrated in:

  • Rural Hampshire and Dorset — consistently the lowest recorded crime in England
  • Parts of North Yorkshire — particularly around Harrogate and Ripon
  • Suffolk and Norfolk — away from the Norwich and Ipswich urban cores
  • Suburban Surrey — Guildford, Woking, and the surrounding commuter belt

Crime data comes from data.police.uk and covers the most recent 12 months of recorded offences. We normalise by population to avoid penalising urban areas for having more people.

Best Schools

School quality varies enormously by postcode. The areas with the highest proportion of Outstanding and Good Ofsted ratings are:

  • Parts of outer London — Sutton, Bromley, and Barnet consistently outperform
  • Trafford and Stockport — the grammar school effect lifts overall ratings
  • Bath and North East Somerset — strong primary and secondary provision
  • Buckinghamshire — another grammar school area with historically high ratings

We use the Ofsted rating at the time of last inspection. Schools rated Requires Improvement or Inadequate pull down the district score.

Fastest Broadband

Full fibre rollout has changed the broadband map dramatically since 2023. The fastest average speeds are now found in:

  • New-build housing estates — developers increasingly install FTTP as standard
  • Areas covered by CityFibre or Hyperoptic — particularly in the Midlands
  • Parts of East London — early Openreach FTTP deployment areas
  • University towns — demand from students has accelerated investment

Rural areas remain the weakest for broadband, though 4G/5G fixed wireless and satellite services like Starlink are closing the gap for some postcodes.

Most Affordable (Relative to Local Earnings)

Affordability is not about absolute price — a £150,000 house in an area with £20,000 median earnings is less affordable than a £350,000 house where median earnings are £50,000. We calculate a price-to-earnings ratio for each postcode district.

The most affordable areas relative to local wages are in:

  • County Durham and Teesside — low prices and reasonable employment
  • Parts of Lancashire — particularly east of the M6
  • Stoke-on-Trent and surrounding Staffordshire — strong value relative to Midlands salaries
  • South Yorkshire outside Sheffield — Rotherham, Barnsley, Doncaster

The London Question

No London postcode makes the overall top 50. This is not a flaw in the methodology — it reflects reality. London offers unmatched employment, culture, and connectivity, but it scores poorly on affordability (the worst in the country), moderately on crime, and inconsistently on broadband.

If you weight career opportunity and cultural access more heavily, London postcodes would rank higher. Our model weights the five categories equally, reflecting the priorities of someone choosing a place to live rather than a place to work.

How to Use This Data

Rankings are a starting point, not a decision. Here is how to apply this analysis:

  1. Identify your must-haves. If school quality is non-negotiable, filter by our education scores first. If broadband matters most, start there.

  2. Cross-reference with commute time. A perfect postcode score means nothing if you cannot reach your workplace in under 90 minutes.

  3. Visit at different times. Data tells you what an area is. Only visiting tells you what it feels like. Go on a weekday evening, a Saturday morning, and a Sunday afternoon.

  4. Check the trend, not just the snapshot. A postcode with improving scores over three years is a better bet than one with high but declining scores.

Data Freshness

This analysis uses data current as of March 2026. House prices are from HM Land Registry (rolling 12 months), crime data from data.police.uk (rolling 12 months), school ratings from Ofsted (latest inspection), and broadband speeds from Ofcom Connected Nations (annual report).
